House of the Week: 177 Hallam Street
177 Hallam Street is proof positive that attractive, renovated Victorian homes can be had in this city for under $600K, so long as you don't mind living in close proximity to the Galleria Mall. This semi-detached near Dovercourt Park is a little light on bedrooms (only 2, plus an office), but comes with its own 1-bedroom basement income suite.
The house has been fully renovated with new oak flooring, a rebuilt staircase and restored stained glass windows in the entryway. The kitchen is countrified with butcher block countertops, an exposed brick wall and an oversized double sink. There's a sunroom right off the kitchen with built-in seating â that u-shaped banquette doesn't look all that comfortable, but it definitely suits the space. Feel free to paint over the Ossington feature wall if your allegiances lie closer to Dufferin.
The newly-landscaped backyard makes the most of a narrow but long outdoor space, with a substantial deck, garden space, long walkway and precarious-looking kiddie play castle. I'd suggest ditching the castle for a hot tub, but it's up to you. The basement apartment is a tight squeeze, but it's clean and bright enough to appeal to most single renters.

GOOD FOR
Property virgins. Starter homes don't get much better than this. The renovations are plentiful and most potential old house woes have already been solved, including insulation, windows and furnace. The neighbourhood is quiet and friendly (really!) and the existing income suite means you won't have to call up Scott McGillivray to help pay your bills. Of course, this first home fairy tale rides completely on the final selling price--and this one could go for a lot more.
MOVE ON IF
You need more space than this place offers. You can't stomach tiny bathrooms. You need a garage or driveway for vehicles and street permit parking just won't do.
