Condo of the week: 200 Clinton Street

With all the loft conversions in the city, living in a modern brick-and-beam space appeals to those urbanites who love downtown living, indie coffee and likely, biking to work. The Button Factory Loft at 200 Clinton Street is one of those innovative spaces, a former 100 year old garment warehouse and rezoned for residential use in the mid '90s.

Located just north of College near Harbord, the two-level loft with 21 foot ceilings and walls of exposed brick is currently listed for $1,095,000. There's only 13 units in the low-rise building where every layout is customizable to the owner's taste. Some with landscaped gardens and others boasting spiral staircases, this two-plus-den is fabulous with bespoke bells, whistles and buttons.

For those hardcore reality TV fans, the 1,600 square foot unit was featured on HGTV and the kitchen designed by host Candice Olson. The transformed cooking area blends nicely into the living room with plenty of built-ins, curated light fixtures and a wood burning stove. Upstairs, there are two full-sized bedrooms, an open office and a garden in the back.

Getting back to indie coffee shops, there are dozens in this caffeine-friendly neighbourhood with a double shot of Sam James (one on Harbord and the coffee pocket at Bloor) and of course, larger chains at almost every corner. The Movie House Lofts, another conversion a block east at Euclid and College, has a Starbucks right downstairs.

GOOD FOR

A modern loft on a quiet residential street. Feeling more like a multi-level townhouse than a hard loft, the unassuming building is nestled into a street flanked by rows of detached and semis. The units range from 1,500 to 2,400 square feet and the street is relatively still unless it's Taste of Little Italy or patio season or just another Friday night.

MOVE ON IF

You want five-star amenities in a million dollar suite. There are no amenities in this building without so much as a fitness studio or 24-hour concierge. There are fancier and more luxurious lofts in town, but with only a dozen other units, you're bound to know and hopefully like your neighbours.
