This abandoned-looking Toronto house is going for $2 million
The last time this Toronto home at 106 Willow Ave. was on the market was 2015, when it was listed for $799,000.
It was advertised as a "newly updated detached home in the beautiful Beach neighbourhood."
But the listing was terminated after 31 days on the market.
Since then, it seems to have been kinda left to decay... or at least that's how it looks based on the pictures of the outside of the house.
Earlier this year, 106 Willow Ave. and the large lot it sits on were listed for $1,999,999.
The listing read: "Build your dream house," but after more than 100 days on the market, nobody's dreams were piqued, and the listing was suspended.
Now, the owners have dropped the price to $1,999,000 and added some eye-catching renderings of what the site could look like if you did, in fact, build your dream home.
The property is more than likely listed for almost $2 million because two detached homes could easily be built on the lot.
The house that looks abandoned and neglected is actually a three-bedroom garden suite house.
However, the state of said garden house is questionable since there are no pictures of the inside.
But since the property is actually 137.33 feet deep you could add a full house at the front of the laneway.
According to the listing, this house could be a three-storey, four-bedroom, four-bathroom house.
However, to build that house, it will probably cost well over $700,000.
Not to mention, to make the garden house liveable could be another hefty renovation depending on the condition it's in.
If you have that kind of capital to pull off the renovation, it could be worth it.
A house on this street recently sold for $3.2 million and houses in The Beaches, on average, sell for over $2 million.
So that combined with the garden house in the back this property would be worth well over $3.5 million.
Not to mention you could rent out the garden house for additional income.
But as it is now, $1,999,000 for what is essentially a long driveway and a derelict house seems overpriced, in our humble opinion.
